Are you considering getting into the Breckenridge real estate market and intend on short term renting your property? Let’s discuss the ins and outs of what the Breckenridge Town Council has implemented.

In the fall of 2021, the Breckenridge Town Council passed an ordinance capping the number of short-term rental licenses to 2,200 this did not include properties they considered resort or hotel properties. That essentially halted any new short-term rental licenses being issued. In August 2022, after consulting with the Tourism Overlay Task Force, the Breckenridge Town Council passed a new ordinance there will now be four areas/zones, each with its own restriction on the number of short-term rentals allowed. This new zoning will go into place on September 27, 2022.

Single Family Residential Areas (Zone 3)

The final zone is the Single Family Residential Areas, also known as Zone 3, comprises of all the remaining areas of Breckenridge that have not been previously mentioned. There are just over 100 subdivisions in Zone 3 and only 10% are allowed to obtain rental licenses. Currently, the amount of rental licenses in Zone 3 is well over the limit at 1,223 of the 390 allowed. What this means is that if you purchase in Zone 3 you can place your property on the wait list until the number of licenses drops to under the 390 mark. Please contact us for this list as well.
